Systems and Processes Make You Great!

How can you operate a business without systems and processes? It’s rhetorical, of course you can’t.


We all (I think) want to scale to the moon fast and I mean fast! But……you can make life more difficult if you don’t have the proper systems and processes in place.


And as much as it pains me to say this…….you can have TOO MANY projects going on. But that doesn’t hold true of you have quality staff members you can trust and processes in place.


Questions to ask yourself:

  1. Do yo have processes in place for:

  2. Transferring bills at closing

  3. Choosing and collecting contractor bids

  4. Contractor invoice review

  5. Delinquency and eviction

  6. Home sales

  7. Background checks

  8. What happens when infrastructure malfunctions? (And it will)


The list could essentially be endless……


All I am saying, is don’t fly by the seat of your pants. Don’t be afraid to ask questions. When you buy your first park, you don’t know what you don’t know, and it is hard to ask questions at times.


How do you know you need to put one in place? When something goes wrong that can be prevented. Case in point, you have a new acquisition and the trash piles up and it’s not picked up, water gets turned off, no chlorine gets put into your well and the water smells awful, all cause tenants to complain and can lead to bigger issues……I.E. tenant calling code enforcement or health department.


Check your ego at the door, there are always more things to learn and map out and codify all of your systems and processes to each scenario or daily task in MHP operation. It will save you time, money, years on your life and less grey hair in the process! And when growing fast……just slow down a little bit so you can grow more in the future!!
